Olmsted Township Zoning Issues

This morning we received a phone call from the township informing us the two variance requests along with a zoning request by the builder from Indiana has been pulled. This means that there will be no more discussions planned to change the property.  This is indeed welcome news.  Our group has worked really hard in fighting for this property not to be developed in a way contrary to current zoning laws and building codes.  As we currently understand what has happened, the meeting to discuss the variance change request for Wednesday October 19 has been cancelled.  The township meeting will still be held, but no discussion by the builder will take place.  The subsequent meeting for Thursday October 27, 2022 has also changed eliminating the zoning change request   As we understand things, the builder has abandoned plans for the property.  If this proves true, then the current zoning will remain in place.  We hope that now the township will be able to develop the property in a manner that will take into account the wetlands and preserve the character of the surrounding land.

We are exploring the possibility of keeping this site active to keep township residents aware of other happenings that will affect them.  Many things are happening, and this site may continue to provide information as needed.

15 acre warehouse with 18 buildings on Township center land

This is what will happen if we don't act now!

An out of town builder wants to construct 18 warehouses on some property on the south side of Bagley Rd. 1/4" mile west of Stearns.

They have asked for variances to build on land that is not suitable for this type of activity.  This area does not have storm sewers and is prone to flooding during heavy rains.  The plans of the builder would cover over the beginning of French Creek and destroy the ecology of the land.  Traffic in and out of the warehouses would be around the clock.  We would like you to help us defeat the zoning change proposals.

Over 70% of the land (11 1/4 acres) would be covered by asphalt and roof. With 2.38" of rainfall, approximately 700,000 gallons would fall on surfaces that would run off to French Creek. Here is a picture of what happened when it fell on uncovered land a few years ago.

  • Once again, there are no storm sewers..

If you have lived in the township for any length of time, you are familiar with the flooding issues. This area does not have the infrastructure at this time capable of handling building developments of this scope.

The township trustees years ago planned that this area would be developed for the township citizens.   We would like to keep the zoning preserved for the interest of the township citizens.

Important issues about the potential building

Additional Information

This area is not designed for the type of business being proposed.  Here are some of the issues. There is not adequate drainage when a heavy rain comes.  This property is designed by Cuyahoga County as wetlands.

  1. All water goes into a small creek, (French Creek" and goes west in the township to the North Ridgeville line.  It continues through Avon and Sheffield before draining into the Black River
  2. The land is not zoned for Light Industry, the number of buildings requested, or the amount of exposed land used for drainage.
  3. Additional unwanted lighting in a currently mostly residential area
  4. Business's will have around the clock access to buildings.  Traffic at all times.
  5. Noise, litter all will be increased..
  6. Adjacent and downstream land owners will have more water runoff and damage to the property.  Township and county may face additional work as a result.
  7. This builder has many locations throughout Ohio and other states.  All other sites are built in industrialized locations.  Other businesses are :  Federal Express Shipping, various big box stores, manufacturing, medical processing,  and research facilities.
  8. No economic advantage for the township.  The moneys from rent will leave the state.
  9. These businesses will not have many full time employees on the premise.  No extra jobs for the area.
  10. We urge you to participate in the meeting held at the township hall on Wednesday October 19th at 7:00 P.M.  7900 Fitch Road.
